PropertyGuru launches year-end drive to help Malaysians find homes within reach, spotlight on properties under MYR 500,000

    As affordability continues to influence Malaysians’ property choices, PropertyGuru Group, Malaysia’s leading property technology company and operator of PropertyGuru and iProperty, has launched a year-end campaign to spotlight homes priced at MYR 500,000 and below. The initiative aims to bridge the gap between developers offering attainable housing and Malaysians seeking affordable, well-connected homes, while supporting national efforts to make homeownership more accessible.

    Through this campaign, participating developers with projects priced under MYR 500,000 will be featured across PropertyGuru and iProperty platforms. Each feature will direct users to a dedicated search results page showcasing all eligible listings, allowing home seekers to conveniently explore and compare homes that match their budget.

    According to the National Property Information Centre (NAPIC), Malaysia’s average house price stood at MYR 490,376 in H1 2025, a figure that exceeds the affordability threshold for many B40 and lower-M40 households. However, the broader market has gradually stabilised, buoyed by government policy support, overnight policy rate (OPR) reduction, and rising buyer confidence.

    Dr Lee Nai Jia, Head of Real Estate Intelligence, PropertyGuru Group, noted during the PropertyGuru & iProperty FutureBuilt Summit 2025 that the residential property sector is showing strong signs of recovery, with developers reporting higher take-up rates for new launches in key growth corridors such as the Klang Valley, Johor, and Penang. Improved market sentiment has been further supported by the 75-basis-point cumulative OPR reduction and ongoing government incentives under Budget 2025, including stamp duty exemptions and loan incentives for first-time buyers.
