Malaysia’s IJM Land unveils Batiq: New lakeside homes in Seremban’s S2 Heights Aman

    IJM Land has officially launched Batiq, a new lakeside residential enclave in S2 Heights Aman, Seremban 2, further cementing its commitment to delivering premium yet accessible homes within nature-inspired settings.

    Inspired by traditional batik artistry and grounded in modern architectural sensibilities, Batiq spans 20 acres with a Gross Development Value (GDV) of RM173 million. The project comprises 177 units of 2-storey garden homes priced from RM878,800, offering elevated views and design features that prioritise serenity, space, and sustainability.

    The first phase includes 82 units and carries a GDV of RM80 million. Each home boasts built-up areas of 2,142 sq ft (intermediate units) and 2,174 sq ft (corner/end lots), with four en-suite bedrooms, high ceilings, wide frontages, and private gardens.

    Situated within the 400-acre S2 Heights Aman enclave—part of the 3,800-acre Seremban 2 township—Batiq is poised to meet the growing demand for integrated, lifestyle-focused housing developments outside the Klang Valley.

    Batiq’s identity draws from the elegance of traditional batik, with design elements that blend natural textures and minimalist aesthetics. The homes incorporate Japandi interior concepts—an emerging hybrid of Japanese and Scandinavian design principles—featuring warm tones, clean lines, and integrated storage.

    Notable finishes include Feruni porcelain tiles, timber-patterned flooring, aluminium frames, tinted windows, and tempered glass railings. An open-plan layout connects living, dining, and kitchen areas, enhanced by wide windows and sliding glass doors that offer views of the landscaped garden and play pool.
