Australia’s economic stability is coupled with its increasing political and social influence in Asia. Former Australian prime ministers Bob Hawke and Paul Keating were instrumental in the establishment of the Asia-Pacific Economic Cooperation (APEC) forum last century.

Australia, once seen through post-colonial eyes as geographically part of Asia but culturally more aligned to Europe, is now ensconced as an integral part of Asia’s growing economic and political might.  Those who see xenophobia a way to win cheap votes in Australian domestic politics will not be able to get far when it comes to developing a sustainable foreign policy with Asia, especially ASEAN.

        Arab Countries Seriously Looking At Investing In Malaysia

        KUALA LUMPUR, Feb 21 (Bernama) — Arab countries are contemplating moving their funds to safer economies like Malaysia following the economic crisis in Europe and the United States, said Mohammed Al-Rabea, Secretary-General of the Council of Arab Economic Unity, The Arab League.

        “The economic crisis in Europe and the United States has affected the revenue of Arab countries. We are looking seriously to redirect these funds into safe economies like Malaysia,” he told Bernama in an interview here.

        The Council of Arab Economic Unity is in Malaysia for the Malaysia Global Business Forum-Strategic Partners-Malaysia and The Arab World held at MATRADE Tuesday.

        The delegation had a meeting with Deputy International Trade and Industry Minister Datuk Mukhriz Mahathir during the forum.

        Mohammed Al-Rabae said they had exchanged views on potential businesses for Malaysia and the Arab countries.

        “We have exchanged views and discussed with the Arab-Malaysian Business Council and Arab-Malaysian Chamber of Commerce to develop businesses and create joint ventures and closer ties.

        “I have also extended invitation to Datuk Mukhriz to visit Cairo,” he said, adding that Malaysia has yet to further its business relations with all members of the Arab League.

        Mohammed Al-Rabae also said the delegation was impressed with the development of health tourism in Malaysia and would implement a similar model back home.

        The Council of Arab Economic Unity will visit KPJ Healthcare, Malaysia’s leading healthcare provider, tomorrow to discuss potential partnerships in the area of healthcare.

        Meanwhile, Arab-Malaysian Chamber of Commerce President Mohamad Radwan Alamis said he was confident that total trade between Malaysia and Arab countries would exceed US$30 billion in 2015 from US$17.6 billion over the last 10 years.

        “The US$30 billion is not far to achieve. We expect much more.

        “There are huge opportunities. There are huge investment opportunities for Malaysian businessmen in the Arab countries, particularly in the construction and infrastructure sectors,” he said.

          India : The Lack of Green Building Design Norm

          Almost all buildings in Nagpur City in India have not complied with all the norms to be certified as a ‘green building’, as stated by the Confederation of Real Estate Developers Associations of India (CREDAI).

          According to Prashant Sarode, Maharashtra president of CREDAI, architects and constructors in Nagpur have failed to follow almost 20% of the norms regarding energy efficient initiatives which indicates that none of the buildings’ structure could meet any green certification standard. While there is lack of green building initiatives in some parts of India, the growing issue remains to be the level of awareness in the construction sector for green buildings.

          According to Paramjeet Ahuja, chairman of Indian Institute of Architects in Nagpur, the main green norm challenge for architects is in the building orientation, which is the practice of positioning the building in such a way to efficiently use the sun’s free energy.

          Anagha Paranjape, an architect, added that by fulfilling the green building criteria, people can receive Greeha certification supported by MNRE. The Indian Green Building Council will then inspect just how much criteria the building has fulfilled. For example, if the buildings fulfill more than 7o out of 100 in its green criteria, the organization will rate the building accordingly and the chance of getting certified becomes higher.

          In the future, green building certification will be a new trend for India. A lot of companies are thus eager to get in line with the norms so that they get their buildings certified. Getting a green certification means that the building has credibility to claim an eco-friendly image, while also cutting down on expensive electricity bills.

            China : Highest LEED rating for Guangzhou Pearl River Tower

              Singapore : Empty Offices And Falling Rents Spell Further Gloom For Landlords

              SINGAPORE: Office buildings in the city fringes may be increasingly left vacant as tenants seek the opportunity to move into Grade A premises in the Central Business District (CBD) with rents weakening amid an onslaught of incoming supply.

              Pundits, such as Bloomberg columnist Andy Mukherjee, have blamed the weak office market here on a “fundamental miscalculation” on the part of some Singapore developers that had “misplaced optimism” that China would sustain its rapid pace of its growth and pull the rest of Asia along.

              With another 7 million square feet of new office space under construction at a time when businesses are holding back expansion plans, rents in Singapore will continue to tumble, analysts warned. Mr Nicholas Mak, executive director at SLP International Property Consultants, has forecast a 10 to 15 per cent fall in rents this year, accelerating from the 6.5 per cent decline last year.

              “In the past six months, we have already seen a noticeable slowdown in demand (for offices). The financial services industry has been the main demand driver but that has been the biggest weakness in the last few years,” said Mr Desmond Sim, head of CBRE Research in Singapore and Southeast Asia.

              As of the end of last year, Grade A office rents in the CBD cost between S$8.00 and S$12.80 psf, according to a report by property firm Knight Frank Singapore. Those outside the CBD but still within Singapore’s central areas fetched S$7.50 to S$11.90 psf, while rents for offices in the city fringes and suburbs ranged from S$4.40-S$8.10 psf.

              Competition for tenants is intensifying, with landlords offering attractive renewal terms to retain existing tenants, said Ms Louise Toovey, director of office agency at Knight Frank. They are also more willing to extend competitive rental rates to new tenants and offer additional incentives such as a rent-free period within the lease, she added.

              The landlords’ willingness to lower rents have already resulted in several flight-to-quality cases. Online travel company Expedia vacated its Hong Kong Street premises for space in the recently-completed South Beach Tower. Immigration services provider Fragomen also moved into South Beach Tower from Haw Par Glass Tower, real estate consultancies Colliers International and Knight Frank reported. But with fewer companies expanding and fewer new companies being set up, this phenomenon comes at the expense of older, less attractive buildings.

              “Flight-to-quality will definitely leave voids in other markets. The non-beneficiaries are buildings that are functionally-challenged – smaller floor plates, pencil-thin buildings or very, very aged buildings. This might encourage some sort of regeneration to keep these buildings up-to-scratch. Regeneration could even come in a change of use,” Mr Sim said.

              This also means that islandwide office vacancy rates will likely soar past the current 9.5 per cent, as almost 4 million sq ft of the estimated 7 million sq ft of supply is due for completion in the second half of this year. Signs of rising vacancy are clear, analysts said, citing Tanjong Pagar Centre as an example of slower demand for offices. At 290 metres, the prestigious mixed-use development will be Singapore’s tallest building when completed later this year, but it has secured barely 10 per cent of lease commitments for its 890,000 sq ft of office space. Other major developments set to enter the market include Marina One and DUO Tower, which will add more than 2 million sq ft of office space.

              In response to TODAY’s query on the take-up rates of Marina One and DUO, developer M+S would only say that it is seeing “healthy interest” and “various tenants have pre-committed” to both projects. Property analysts said that the days of quick supply absorption are well over and the current weak market could take as long as five years to recover even as land supply for commercial development has been scaled back.

              “It is bad enough. Supply is at record high this year at a time when companies are downsizing and merging,” said Mr Ku Swee Yong, chief executive of property firm Century 21. “Good or bad market, there should have been a controlled but steady supply of land. Controlled, meaning the developers shouldn’t have been so excessive. The Government may have been excessive in releasing land through GLS (Government Land Sales programme), but its premise is that with more land, there can be better control of prices,” he added.

              CIMB Private Banking economist Song Seng Wun said that regardless of macroeconomic conditions, the Government has taken a deliberate approach to have supply exceed potential take-up. “Today’s demand may be softer than earlier projected, but this is part and parcel of any cyclical market. It’s always difficult to predict,” he said.

                Malaysia: Sabah To Start Index To Measure Youth Development, Says Chief Minister

                Kota Kinabalu – After Putrajaya rolled out the Malaysia Youth Index 2015, Sabah is looking to follow suit with a state specific benchmark for its youngsters.

                Chief Minister Datuk Seri Musa Aman who made the announcement today said the Sabah Youth Index will help his administration tailor programmes that will better reach the state‟s youth demographic group for their development and nation-building efforts.

                “It‟s vital that we give due attention to the youth where they need it, and the index will be pivotal in providing a reference to our direction. “We are happy to be the first state to do it. We have discussed this at the Cabinet meeting on how we are going to follow up now that we have a better understanding of how they feel,” he told a news conference after launching the state initiative here, referring to his state executive board.

                Musa said that it was important to give due attention to youth development and there was always a big allocation in the state budget towards activities in the sector. Federal Youth and Sports Minister Khairy Jamaluddin, who was also present at the same news conference, lauded the state initiative and encouraged other states to follow suit. “All this while we have been shooting in the dark, we do programmes that doesn‟t quite reach its target so with this reference, we have a better direction,” he said.

                Khairy said that such an index would be most useful for the states, despite there already being a national youth index as it would provide more in depth understand of the youth culture in a particular state. “States could tweak the survey and customise certain indicators to reflect the issues and challenges in that particular state.

                For instance, security in Sabah could be different along the eastern corridor. “I hope that we can go to the next phase to analyse the results and work together with the respective ministries and agencies,” he said. “Towards this end, we will encourage more infrastructure and development for productive activities in rural areas during after school hours while encouraging more programmes to expose them to the political process in the country and how it can bring benefit,” said Khairy

                  India : Kochi Smart City Soon To Be Inaugurated

                  In India, a pact signed between the Green Business Certification, Inc. (GBCI) and Bureau of Energy Efficiency (BEE) Ministry of Power had taken place in order to run programmes and policies of the government for energy efficient buildings. On the other hand, the first phase of the 65,000 sq ft Kochi Smart City project in Kerala, will also be inaugurated this month (February). The project is initiated by Dubai-based Tecom, in association with the Kerala government.

                  smart-city-malta2-768x512The Smart City project in Kochi, which was initially designed in 2004, had its inauguration delayed thrice due to low progress of construction. However, the board of directors of the Kochi Smart City project held in Dubai has now announced that they will conduct the inauguration process in the third week of February – although the exact day has not yet been confirmed.

                  The first IT building in the city has around 6.5 lakh sq ft of area, of which 25 new companies have already booked space. The first phase of inauguration will take place at this IT building. It is expected that Kochi Smart City will promote around 6,500 IT jobs.

                  It is believed that United Arab Emirates Vice President and Prime Minister Sheikh Mohammed Bin Rashid Al Maktoum, ruler of Dubai, may be present for the inauguration. However, there have been no confirmations on their attendance as of yet.

                    Development of Human Capital: Challenges in ASEAN

                    The Thinking Business Blog recently spoke with Dr. Jessica Ong, the Organising Chairperson of the 8th International Conference on Humanities and Social Sciences (ICHiSS 2016) which will be held this May in Kuala Lumpur.

                    As the organising chairperson are you satisfied with preparations?

                    I am very satisfied when the preparations are going well especially our yearly  jointly organize conference with Prince of Songkla University, (PSU) Thailand for nearly 5 years  and this year we spread our wings to collaborate with  Malaysia Global Business Forum (MGBF)  and The Chartered Institute of Logistic and Transport (CILT). I hope that more participants all over the world will join this conference in conjunction of Visit Malaysia Year 2016.

                    There are 5 key objectives for the upcoming conference:

                    1. To provide a platform for the intellectuals from different disciplines in humanities to interact and discuss current issues related to politics, history, Islamic studies, culture and civilizations.
                    2. To gather the new inputs in humanities studies and advancement in recent research topics.
                    3. To create a network of experts in politics, history, Islamic studies, culture and civilization studies.
                    4. To expose the NDUM community of the importance study in humanities.
                    5. To disseminate good research findings in the form of journal publication through Special Issue Journal in NDUM Zulfaqar Journal and CILT International Journal

                    How important is the role that a defence university can play in the development of human capital?

                    Defence university of Malaysia (NDUM) plays an active role in development of human capital in the country, our vision is “to be the premier defence university in the region for education, training and knowledge creation”. That coupled with the philosophy to be “the premier national institution dedicated to producing intellectual leaders of character committed towards selfless service to the nation in furtherance of national strategic interests”.

                    This fits in nicely with the mission of making “UPNM is committed to excellence in serving the nation as a premier defence university for leadership and professional development, knowledge dissemination and application of defence science and technology, as well as policy research”. Quality integrated military education and training in producing graduates who exhibit excellence in the intellectual, leadership and professional domains without sacrificing the winning mentality.

                    We also need to instil greater professionalism among the academics by stimulating the pursuit of scholarly excellence through a greater flourish of academic and policy research activities resulting in quality publications in refereed journals.

                    Being an acknowledged centre for policy research and post-graduate studies in defence and security.

                    Striving for R & D success through research collaboration with defence industries and other research organizations in creating new knowledge to enable the university to be the knowledge hub and consultancy for defence technology applications.

                    Striving for enhanced internationalization and collaborative networking with reputable international universities and research centers.  Transforming the organization to ensure greater cross-functional coordination, good service delivery and customer focus so as to support UPNM’s effort to be a knowledge hub.

                    This is a collaboration with Songkla University in Thailand, how important is this in the context of increase working ties between Malaysia and Thailand?

                    Thailand and Malaysia share a border and are two of Southeast Asia’s most popular tourist destinations, but they are still distinctly different.  Thailand is famous for Land of Smile and their cultures are so beautiful and polite. Malaysia also has many races that portray a lot of cultural diversity that can be shared especially towards our ASEAN neighbours.

                    How important is Innovation in Humanities and Social Sciences for the development of Malaysia and ASEAN in general?

                    I think that the best way to understand this is to echo the words of our second Prime Minister, We the nations and peoples of Southeast Asia,” Tun Abdul Razak said, “must get together and form by ourselves a new perspective and a new framework for our region. It is important that individually and jointly we should create a deep awareness that we cannot survive for long as independent but isolated peoples unless we also think and act together and unless we prove by deeds that we belong to a family of Southeast Asian nations bound together by ties of friendship and goodwill and imbued with our own ideals and aspirations and determined to shape our own destiny”. The establishment of ASEAN, we have taken a firm and a bold step on that road”.

                    What are the challenges that are faced and how will the private sector be able to take advantage of the opportunities?

                    ​​The challenges that we have people too much focussing on science and technology and they should look more in humanities factors as we need humans that have spiritual and manners

                    I wish that all private sector should come in to share their knowledge and doing more NGO’s on projects on humanities and Social Sciences that is very important in our life today. Out theme for the conference is Innovation in Humanities and Social Sciences : Opportunities and Challenges. Ministry of Education also focussing on KPT My BrainSc Scholarships to achieve the goals of the National Higher Education Plan who have a big heart and guts who to take up the challenge and producing world-class scholars and finally recognized as a Noble Laureate  that shows we want to produce intellectual of characters.
